Brick Envelope Restoration Project – Investing in the Future of YCC 60

A multi-year restoration project designed to protect our buildings, eliminate water infiltration, and renew the exterior appearance of our community for decades to come.


In March 2026, York Condominium Corporation No. 60 officially commenced one of the largest exterior restoration projects undertaken at the property — a complete brick envelope restoration across all three residential towers.


The project is currently underway and is expected to continue through the 2026 and 2027 construction seasons, with anticipated completion by the end of summer 2027. While this project represents a significant undertaking, it is a critical investment into the long-term condition, appearance, and performance of our buildings.



What Work Is Being Completed?


The building envelope is the exterior system that protects the structure from weather, moisture, and deterioration. After more than 50 years of exposure to Canadian weather conditions, portions of the original exterior require restoration to ensure the buildings continue performing properly.


The scope of work includes:


  • Inspection and restoration of deteriorated brick masonry;

  • Replacement and repairs of damaged brick sections;

  • Repairs to cracked or deteriorated mortar joints;

  • Exterior wall restoration throughout all three buildings;

  • Removal and replacement of deteriorated sealants and caulking around windows;

  • Repairs designed to address areas vulnerable to water penetration;

  • Preparation and application of a new exterior coating system to refresh and protect the buildings.


Once completed, the buildings will have a completely renewed exterior appearance and will look dramatically different from their current condition. More importantly, the restoration work will address long-standing sources of exterior water infiltration and provide improved protection against future weather-related deterioration.



A Significant Investment Into Our Community


Major restoration projects of this size require years of planning and responsible financial management. The total contract value for this project is approximately $6 million, making it one of the largest capital repair projects completed at YCC 60.


Thanks to decades of careful reserve fund planning, the Corporation is able to undertake this essential restoration while maintaining a strong financial position and protecting the long-term value of the property.


Unlike cosmetic upgrades, building envelope repairs are fundamental infrastructure investments. Maintaining the exterior walls prevents more expensive deterioration in the future and helps preserve the value of every owner’s investment.



Why Must Window Air Conditioning Units Be Removed?


Management understands that the temporary removal of window-mounted air conditioning units creates an inconvenience for residents; however, removal is required for both safety and construction purposes.


The restoration work is completed using suspended swing stages that travel vertically along the exterior of the buildings. Window air conditioning units extend beyond the face of the building, which creates a physical obstruction for the swing stage equipment.


If left in place, protruding air conditioners can interfere with the movement of the swing stage and create a serious safety concern for the workers performing repairs.


In addition, the exterior portion of the air conditioning unit blocks access to one of the most important repair areas — the sealant joint where the window frame meets the surrounding brick. This bead of caulking is a critical waterproofing component that prevents rainwater from entering the building envelope.


To properly complete the restoration, contractors require full access around every window opening. Leaving air conditioners installed would prevent portions of the work from being completed correctly and could compromise the effectiveness of the repairs.



Why Must Balconies Be Cleared During Construction?


In addition to the temporary removal of window-mounted air conditioning units, residents will also be required to completely clear their balconies prior to work commencing on their section of the building.


As contractors complete the restoration, each vertical section (or “riser”) of the building will be temporarily sealed off while work is underway. Before this occurs, all personal items must be removed from balconies, including furniture, planters, decorations, storage items, and any other belongings.


Clearing the balconies is necessary to provide workers with safe and unrestricted access to the exterior walls. Contractors will access balcony areas directly from the swing stage equipment in order to perform brick repairs, caulking, preparation work, and painting of the exterior surfaces.


Any items left on balconies may prevent contractors from properly accessing repair areas, delay completion of the project, or interfere with the quality of the finished work.


We understand that temporarily clearing balconies is an inconvenience; however, this cooperation is essential to allow the restoration team to complete the work safely and efficiently.


Once work has been completed on your section of the building and the area has been reopened, residents will be permitted to return approved items to their balconies.

YCC 60 has always taken a proactive approach to maintaining and improving the property.


Over the years, the Corporation has completed many major infrastructure projects, including elevator modernizations, mechanical upgrades, parking garage rehabilitation, and other essential capital improvements. The brick envelope restoration continues this commitment.


Although residents may experience temporary disruptions during construction, the finished result will provide a cleaner, more modern exterior appearance, improved waterproofing protection, and a building envelope designed to perform for many years into the future.
