
Ontario Salt Shortage and Winter Maintenance Update

As many owners and occupants may be aware, Ontario is currently experiencing significant challenges with road salt supply due to a combination of supply chain constraints, increased demand, and one of the most severe starts to a winter season in recent memory.
Since the beginning of the winter season, the Greater Toronto Area has experienced above-average snowfall and prolonged periods of freezing temperatures. These conditions have resulted in substantially higher salt consumption across municipalities, commercial properties, condominiums, and private contractors throughout the province. As a result, many suppliers have reported limited inventories, delivery delays, and increased costs for salt and winter maintenance materials.
Like many property owners across Ontario, Peel Condominium Corporation No. 437 has been impacted by these market conditions. While the Corporation entered the winter season with a standard snow removal and salting budget, the extraordinary weather conditions and increased demand for de-icing services may result in winter maintenance costs exceeding budget projections. This includes the potential for overage charges associated with additional salting applications required to maintain safe conditions throughout the property.
The Board of Directors and Management understand that cost increases are never ideal. However, winter safety remains one of the Corporation's highest priorities. The Corporation has a responsibility to take reasonable steps to maintain walkways, entrances, parking areas, and pedestrian routes in a safe condition for all occupants and visitors. During periods of snow, freezing rain, ice accumulation, and freeze-thaw cycles, frequent salting is often the most effective measure available to reduce slip-and-fall hazards and maintain safe access throughout the property.
While Management continues to monitor contractor activity and ensure services are being delivered efficiently, there is little ability to reduce salting requirements during severe winter conditions without compromising safety. As such, any additional costs incurred as a result of necessary snow and ice control measures should be viewed as an investment in the safety and well-being of everyone who uses the property.
The Board and Management will continue to monitor winter maintenance expenditures throughout the season and will work closely with our contractors to ensure services remain effective, cost-conscious, and responsive to changing weather conditions. We appreciate the understanding and cooperation of all owners and occupants as we navigate what has proven to be an exceptionally challenging winter season.
As always, residents are encouraged to exercise caution during winter weather events, wear appropriate footwear, and report any significant snow or ice concerns to Management as soon as possible.
