Glass Canopy Improvement Project Underway

As part of the Corporation's ongoing efforts to maintain and enhance the appearance and longevity of the property, the Board of Directors has approved the installation of vinyl wrapping on the steel girders supporting the glass canopies above the industrial units.


Following a review of available options, the Board elected to proceed with vinyl wrapping rather than conventional painting. This decision was based on the proven performance of vinyl materials already installed on portions of the canopies, as well as the long-term value offered by the product. During the Board's review, management advised that painted surfaces in this application typically begin to deteriorate, fade, and flake within two to three years, particularly when exposed to the elements. By comparison, professionally installed architectural vinyl has an expected service life of at least seven years and, when properly installed and sealed, can remain in excellent condition for more than ten years.


In addition to its longer lifespan, vinyl wrapping provides a more consistent appearance over time and eliminates many of the maintenance issues commonly associated with painted metal surfaces. Unlike paint, vinyl will not chip or peel due to surface adhesion failures, resulting in a cleaner and more durable finish.


While the initial investment is slightly higher than traditional painting, the Board determined that vinyl wrapping represents the more cost-effective solution over the long term by reducing future maintenance requirements and extending the interval between refurbishment projects. This approach aligns with the Corporation's ongoing commitment to responsible financial stewardship and lifecycle planning.


Installation is being completed by Creative Silhouettes, a contractor experienced in commercial architectural vinyl applications. Residents and visitors may notice work crews operating in the plaza areas during the installation period. Minor disruptions, including temporary use of parking spaces and limited construction-related noise, may occur while the work is underway.


The Board appreciates the cooperation and patience of all owners and occupants as this improvement project is completed. Upon completion, the refreshed canopy structures will contribute to the overall appearance of the property while providing a durable, low-maintenance solution for years to come.
